چکیده
هدف: در این پژوهش بررسی تاثیر سه فاکتور مدیریت پروژه, مدیریت ساخت و مدیریت ریسک بر زمان, هزینه و روند اجرایی پروژه ها, بطور کلی و به صورت موردی در خصوص پروژه های انبوه سازی ساختمان می پردازیم.
روش شناسی پژوهش: در بخش اول پروژه های عمرانی به قرار ساختمان سازی - سد سازی - تونل سازی - راه سازی - انبوه سازی ساختمان - بلند مرتبه سازی به عنوان گزینه ها در نظر گرفته می شود و براساس 10 معیار مشترک استخراج شده برای پروژه ها با استفاده از روش AHP اقدام به رتبه بندی گزینه ها می کنیم.
یافته ها: براساس نتایج بدست آمده به ترتیب پروژه های سد سازی - تونل سازی - راه سازی در رتبه های اول تا سوم قرار می گیرد. برای سه گزینه مربوط به پروژه به ترتیب پروژه های انبوه سازی - بلندمرتبه سازی و در نهایت ساختمانهای معمول در رتبه های اول تا سوم در گروه پروژه ها قرار دارند. براین اساس پروژه های انبوه سازی ساختمان در این دارای بیشترین وزن بوده و اهمیت بیشتری را دارد. برای انجام مطالعه موردی پروژه های انبوه سازی ساختمان با اهمیت زیاد و متوسط و کم به عنوان گزینه ها در نظر گرفته شد و براساس همان معیارها رتبه بندی گردید. نتایج بدست آمده مبنی بر آن بود که پروژه های انبوه سازی با اهمیت کم در رتبه اول قرار داشته و بعد از آن پروژه های با اهمیت زیاد و متوسط به ترتیب در رتبه های دوم و سوم جای دارند.
اصالت/ارزش‌افزوده علمی: نکته قابل‌توجه اینکه پروژه‌های انبوه‌سازی بااهمیت کم درست نقطه مقابل پروژه‌های انبوه‌سازی بااهمیت زیاد بوده که در اولی کم‌اهمیت بودن پروژه و در دومی اهمیت بسیار بالای پروژه و درنتیجه حساسیت‌های مربوطه منجر به افزایش هزینه، زمان و تاثیرگذاری بر کیفیت نهایی پروژه می‌باشد. لذا در بحث انبوه‌سازی در کشور بهترین حالت انبوه‌سازی ساختمان در سطح متوسط است.

Purpose: in this paper discusse about the effect of three factors of project management and construction management and risk management on the time, cost and implementation process of projects in general and on a case-by-case basis with regard to building mass construction projects.
Methodology: at the beginning and in the first part of the construction projects, construction, dam construction, tunnel construction, road construction, mass construction of buildings, high-rise construction were considered as options and based on 10 common criteria extracted for management. Project and construction management and risk management were ranked using the AHP method.
Findings: According to the results, dam-tunnel-road construction projects were ranked first to third, respectively. for the three options related to construction projects, respectively, mass-building projects - high-rise construction, and finally, ordinary buildings are in the first to third ranks in the group of construction projects. Accordingly, mass building projects had the highest weight and was more important among construction projects. for conducting a case study, building mass construction projects of high, medium and low importance were considered as options and ranked according to the same criteria. The results showed that low-importance mass production projects were in the first place, followed by high and medium importance projects in the second and third ranks, respectively
Originality/Value: in the discussion of mass construction in the country, the best way is to build a building at a medium level.
